Case Study: Parc Apartments, Brisbane
Parc Apartments is in a prime location upon the corner of Coronation Drive and Exford Street in Central Brisbane, on the banks of the beautiful Brisbane River. Containing one hundred and fifteen units and nine stories high, Parc apartments has approximately five thousand square metres of external painting surface. The building manager had previously had a bad experience with an applicator so this time around was looking for a quality business to do a quality job.

The building exterior hadn't been painted in ten years, and there was only a standard paint used from the build. Because of this the building was suffering from some substantial water ingress as water had started to go through some of the masonry, render and matrix boards. Some rendering was drummy and needed to be completely replaced.
There was some corbeling that needed to be repaired and some minor carpentry work on different parts of the building. The client wanted a high level of finish, so we made sure the project was completed with a high level of detail.

We first had to establish colour choice to capture the architecture of our structure. A worthy venture into creating an enhanced image was quickly underway. The professional white background coupled with deep blue and complimentary earth tones has proven to be an ideal combination, and delivers an appropriate building statement for this project.
Colour choice was just the beginning of the mammoth task. It was imperative to seek dedicated and experienced partners, such as the paint applicator and the project manager, to assist us with our vision.
Lee Tait of LRT Consultancy and Darryl Hathway of Darryl Hathway Painting Pty Ltd were engaged to accompany and add to the passion we hold for Parc Apartments. It was important they shared our vision for an outstanding landmark of Brisbane, positioned to greet thousands of commuters into the CBD on a daily basis.
A no compromise strategy was adopted in terms of how the project was to be managed. From the commencement of works to the final unveiling, it was an all hands-on deck approach over the 20 week time frame. For this project we had to give a full water proof membrane over the whole five thousand square metre exterior surface. To meet this goal we used a high build membrane over all the masonry to a thickness of three hundred microns. To put that into perspective, standard low sheen acrylic is about fifty microns with two coats. We used a three coat system of a lime locking primer and two high membrane top coats. To make sure we were hitting our target specification of three hundred microns we did a film build test on every section as we progressed. For every window we also taped up the edges and sealed them with gap filler to ensure complete water proofing of the exterior.
We decided early on to use scaffolding instead of abseiling for this project. Because of the complexity and high quality of paint work, and the thorough preparation, repairing and cleaning of the surfaces before painting even began it would have been very difficult to do the job to our high standards with abseiling. This was definitely the right decision as the stunning and meticulous finish on the project will attest.
Over the course of the project we had a team of between five to ten workers on site depending on how we were situated with the scaffolding at the time. The whole project took a total of twenty weeks with a three week break over Christmas and came in on schedule.

The project was refurbished with all defects repaired and the paint coating system chosen was an ultra-premium high film build water hold out membrane – an ultimate paint coating system over approximately 5,000 sq metres of surface.
