Case Study: Mount View Market Place
Mount View Market Place is a neighbourhood shopping centre located in Townsville. We were approached by the body corporate management company Ozprop Holdings to revitalise the exterior of the property as it had been ten years since the last paint work had been done. As building managers they wanted the centre to look good for their clients, the many businesses that call the plaza home. Because of this they wanted not only a top end finish but also something that would hold up to that high standard over a long time.
The shopping centre itself has a modern look with a Mondrian art style inspired pattern around the exterior top. As the site is located in tropical Townsville the finished work had to be able to stand up to the heat, wind and rain for which North Queensland is famous. Also, as an operating Shopping Centre they needed to be able to keep the premises open while work takes place, so we had to accommodate and make it safe for the public to be moving around the active work sites.
Project Assessment by DHP
When we first arrived and inspected the centre we found there was some cracking, fading and oxidisation of the exterior paint coatings. We also noticed some wood rot which would need to be replaced and require some minor carpentry.
Dulux did up a specification for the project on which products would suit, by meeting this specification Dulux gave us they are able to offer a warranty for all the products used which in this case is ten years.
All surfaces would be washed thoroughly, and DULUX AcraTex 501/2 AcraPrime Solvent Based primer was applied to all surfaces. This primes the surface, holds back any alkalinity, and applies an ideal base for the paint coating to bond with.
For the rendered surfaces, block walls and blue board we would use Dulux AcraSheild. Dulux AcraSheild applies a thicker coating than standard paint and has an elasticity to it that will help it survive any minor cracking of the surface over time. This would be important to maintain the high level of finish over the long term life of the building.
For the fibro (fibrous cement sheet) surfaces we used Dulux Weathershield. Dulux Weathershield is ideal for timber, fibro or FC sheeting due to it having a very good UV resistance.
For this project we used elevated work platforms on the site, mainly scissor lifts. Our preference if possible is scaffolding, swing stage scaffolding or elevated work platforms such as scissor lifts. Using access equipment such as these make it easy to follow a stringent specification from suppliers such as Dulux.
We broke the project down into four sections working on one section per time. By doing this and cordoning off only one section of the work site from the public we were able to safely work on the premises while allowing the public to continue using the facility. Once one section was completed we would inform management get the section signed off and then move to the next section. With a team of five painters we were able to meet the schedule and complete one section per week to a very high quality, having the whole project completed within the four weeks we had timetabled which made the client very happy.
“Darryl Hathway painting and decorating recently completed the painting, protective coatings, minor rendering and minor carpentry repairs at Mount view Plaza, Townsville. The job was completed to a very high standard and in a good time frame. I would not hesitate to use these guys again and would recommend to anyone looking for a quality job.”
